Summerlin's Heat Advantage - and Its Limit
Summerlin sits higher than the valley floor. Some western neighborhoods push 3,500 feet. That elevation buys a few degrees - when the Strip hits 115Β°F, Summerlin might sit at 110. When the valley hit 120 on July 7th, 2024, Summerlin was still well past the point where hardware cooks.

West-facing garages are Summerlin's particular curse. The community spreads along the western edge of the valley. Afternoon sun blasts directly into west-facing doors for hours during the longest days. UV at desert intensity. Weatherstripping softens and peels. Paint fades. Panels get hot enough to burn bare skin.
Desert sand blows in from Red Rock. Fine grit gets into tracks no matter how tight the seal. Mixes with lube, turns it to grinding paste. After a windstorm the tracks are packed.
Monsoon season brings surges and occasional flooding near the 215.
Winter still does damage. Vegas mornings drop into the 30s. Springs stretched all summer suddenly contract on cold metal. That thermal shock snaps them - December through February, always at the worst time.

Tracks - sand and grit buildup. Monthly cleaning helps. When it's bad the door grinds and runs rough. Cables - heat loosens them, sand corrodes them. Panels - UV fading, occasional monsoon debris.
Where in Summerlin
Early villages are where age hits hardest. The Hills, The Trails, The Pueblo - homes from the early-to-mid 90s. Thirty years of desert heat on hardware that might still be original. The generation who bought in '95 and never thought about the garage.
Sun City - 7,779 homes, 55-plus. Single-story, spacious lots. A spring snapping at 6 AM here isn't just inconvenient - it's startling and physically tough to deal with for older residents. Lots of deferred maintenance because the door "seemed fine."
The Paseos, The Mesas, Centre - 2000s builds. Builder-grade springs hitting 15 to 20 years. Right in the failure window.
Red Rock Country Club - guard-gated luxury, heavy doors, serious spring stress. Insulated doors fare better but heat still wins over time.
Reverence, Stonebridge, Redpoint, The Cliffs - newest western expansion. Young hardware but west-side sun exposure starts degrading weatherstripping and boards immediately.
