Aurora covers a ridiculous amount of ground. Over 160 square miles stretching from the old pre-war neighborhoods on the west side all the way out to open prairie east of E-470 where brand-new communities are still going up. Arapahoe County, Adams County, a sliver of Douglas County. Population over 400,000 and climbing - one of the fastest-growing cities outside Denver.
And the whole thing sits on Colorado's Front Range, exposed to every weather pattern the state throws at it.
The west side - original Aurora, platted before and just after World War II - has homes with 25-to-50-foot lot frontages, alleys running behind them, and garages that have been soaking up 70-plus years of freeze-thaw cycles. The east side has Tallyn's Reach, Southlands, Aurora Highlands, The Enclave - homes from the 2010s and 2020s where the builder-grade hardware is barely broken in but the wind exposure out on the plains is savage.

Aurora's Weather Problem
Same freeze-thaw that hits all of Denver metro - but Aurora has its own twist.
The east side is wide open. Past Buckley Space Force Base toward E-470, there's nothing between your garage and Wyoming but prairie. Wind gusts that Denver barely notices hit east Aurora full force. That stress loosens track hardware, beats on weatherstripping, and fatigues panels over time.
West Aurora doesn't get the same wind but has the age problem. Homes from the 40s through 60s with garages never designed for insulation or modern openers. Hardware that's survived decades of Colorado winters - until it doesn't.
Freeze-thaw is everywhere. Sub-freezing overnight, 50°F by afternoon, back down by dark. Springs, cables, tracks - everything metal - cycling between two stress states multiple times a week. Lube freezes into paste and your opener grinds against it every morning.
